Pricing
This can be a confusing area. You could get 5 agents' opinions and all could vary greatly. Who is right? After all, at this point, it's all just "words". Our suggestion is don't look at the price given, look at the agent's research. Ask the agent 'what properties are you comparing mine with?' Check things such as: land size, views, presentation, renovations, equal bedrooms and bathrooms and desirability of location. It's not the number of agents that you have to look at your property that will give you a realistic price it's more likely to be an understanding of comparable properties.
Secondly, asking the agent about what they've sold - their track record - is another good indicator. Successful agents understand how to price a property so that the best price is achieved without scaring off buyers.
Choosing an Agent
A whole crowd of sales consultants from different companies all trying to sell your home might sound great, but the reality is, however, that your property becomes everyone's listing but no-one's responsibility. Because there is no-one in charge, nothing tends to get done.
Most real estate agencies will devote a great amount of time, effort and resources to the property owners that have exclusively entrusted them with the sale of their home. Then they know they will be rewarded when the property sells.
General listing can work - sometimes. In the meantime, many people who adopt this method experience a lot of frustration and disappointment and that is something Page and Pearce wants to help you avoid.
